Planning permission considers whether a proposal is acceptable in planning terms. Building Regulations consider whether the work meets technical standards. Many home projects need both, but they are separate applications with different drawing requirements.
What planning drawings explain
Existing and proposed plans, elevations, roof information and the site relationship allow the planning authority to assess appearance, scale, neighbours and policy.
What Building Regulations drawings explain
Technical plans, sections, notes and coordinated specialist information explain construction, insulation, fire safety, drainage, ventilation and other regulated matters.
When to commission each stage
Planning or lawful-development drawings usually establish what can be built first. Technical drawings follow once the design route is sufficiently settled.
