Is a certificate compulsory?
Not always, but it gives formal evidence that the proposed work is lawful. It can be valuable when selling or refinancing the property.
Can this be used for a loft conversion?
Yes, where the proposed loft conversion is intended to fall within permitted-development rights. The property and proposal must be assessed against the relevant limits and conditions.
Does this replace Building Regulations approval?
No. Planning and Building Regulations are separate processes. A habitable loft conversion will also require Building Regulations approval.
