An internal refurbishment may not need planning permission, but work involving structure, drainage, ventilation, fire safety or a new bathroom can still require Building Regulations approval and coordinated information for the builder.

New locations and relevant waste, ventilation and service considerations are recorded at the appropriate level.
Walls and structural openings
New or removed walls and openings are identified, with structural engineering coordinated separately where required.

Fees reflect the actual scope. A straightforward internal alteration is not automatically priced like an extension.
Do I need
Building Regulations?
I am moving a kitchen but not moving walls. Are drawings still useful?
They may be required where drainage, ventilation, electrical work or other controlled work is involved. Clear drawings can also establish the agreed layout for Building Control and the builder.
I am adding a downstairs WC. What information is relevant?
The layout, ventilation, drainage connection and any new enclosure or structural work will need to be understood. Tell us whether walls are being created and how waste is expected to connect.
Is structural engineering included?
No. Structural calculations and engineering design are provided by a suitably qualified structural engineer and are quoted separately.
